The housing shortage is likely to increase as the number
of urban households is projected to increase to 10.1 million in 2020 (from 8.3 million in 2015) and the proportion of the urban population is projected to reach 50% by 2040. This means that about 374,000 additional units are needed in cities annually (WB 2015). |

High-income households are more likely to have higher levels of housing satisfaction, possibly because they have the financial means to buy better houses and better interior decorating
and furniture. However, some other studies show that income has a negative effect (Amole 2009) or no significant effect on residential satisfaction (Zhu and Shelton 1996; Li and Wu 2013). |

Nguyen, A.T., Tran, Q.T., Vu, V.H., & Luu, O.D. (2017). Housing satisfaction and its correlates: a quantitative study among residents living in their own affordable apartments in urban Hanoi, Vietnam. International Journal of Urban Sustainable Development. DOI: 10.1080/19463138.2017.1398167
TASK C.
- Type of research: This is a quantitative descriptive research study that examines the housing satisfaction of the respondents living in Vietnam. Descriptive research focuses on describing a population accurately and explaining the current housing satisfaction and its correlates in Hanoi, Vietnam (Nguyen et al., 2017). The research answers the why, what, where, how, and when questions related to affordable housing in Hanoi, Vietnam, and investigate the related research variables.
- Research problem: The research problem is that Vietnam has had several changes over the last thirty years. The policies have changed the country’s housing planning from a centrally planned public housing approach to a market-oriented system. The increasing housing demand in Vietnam has led to an increase in private and public housing developers in the country (Nguyen et al., 2017). This market response has produced benefits such as improved housing quality, an increased supply of various housing products in terms of location, configuration, and prices. However, the current market-oriented housing approach has not provided adequate supplies for low-income households. Further, the system has increased the current house prices beyond what the low and middle-income populations can afford in urban areas. The rapid population growth in the region and urbanization have caused a substantial deficit of quality housing in Hanoi, Vietnam (Nguyen et al., 2017).
- Population: This researchers conducted the study in six districts of Hanoi: Hoang Mai,
North Tu Liem, Ha Dong, South Tu Liem, Long Bien, and Thanh Xuan have social apartments and affordable commercial apartment projects. They used twenty-five households living in the social apartments housing and 50 households living in the affordable commercial apartments, resulting in 450 respondents in urban Hanoi, Vietnam (Nguyen et al., 2017). The research focused on respondents who were house owners, and no house renters participated in the survey.
- Research tool(s) that were used: The researchers conducted the survey and collected data from household heads using face-to-face interviews. Therefore, the researchers used questionnaires to conduct the interviews and collect the relevant data to solve the research problem (Nguyen et al., 2017). The research tool allowed the researchers to probe and collect detailed information relating to housing attitudes and behaviors in Vietnam.
- Data analysis method: The data analysis method used in this research was statistical analysis, which included descriptive statistics as well as multiple regression analysis. Researchers applied regression models to examine the factors that caused housing satisfaction among the people living in their affordable apartments in urban Hanoi, Vietnam (Nguyen et al., 2017).
