Making an investment decision is a very crucial aspect that needs careful thinking and well-laid-out strategies. A good example of an investment opportunity one could take up is the real estate investment. First, real estate refers to the real property made up of continuous improvements and land with a utility system, road structures, buildings, fixtures, and roads. Purchasing and being a real estate property owner can be lucrative investment ideas (Del et al, 2019). Real estate tends to be much better than bond and stock investors in that the realtors can use the leverage to purchase real estates through making a payment of a part of the portion to the total cost, and later, one can pay the interests with time.

There are several advantages and disadvantages that can arise with real estate investment. First, real estate can be much easier to comprehend. Therefore, it is easy to understand the investment compared to other investments, which tend to be hard to comprehend. Secondly, real estate tends to improve with time, making it among the best investment since it appreciates with time. Thirdly, real estate can be leveraged in that the investment can be bought with hard money or mortgage, which implies that the hard assets tend to appreciate annually (Janoschka et al, 2020). On the disadvantages, real estate tends to have high transaction costs, which can be costly. Also, the real estate property needs constant maintenance, and at times, real estate can have low liquidity. Lastly, real estate investment tends to create liability because real estate involves having huge legal and financial liability. In investing in real estate, one should know the investing capital, valuation amount and period, profit opportunities, cash flows, and other information. However, real estate investment remains to be among the most profitable and lucrative businesses to carry out.
