Smart Growth and Transportation
The relationship between the transportation network and land use is critical in the maintenance of the well-being of the entire community. This research document enumerates how the elements mentioned above relate to each other. Furthermore, the discussion also dissects the effects upon micro-level land use planning and analysis of whether a better management growth can lead to advancement in transportation and means to achieve them. The author has acquired and analyzed the data from Old AlGhanim district areas on the three main metro stations that surround it. The parameters collected concerns the smart growth parameters concerning the current transportation systems, and we made the following deductions from the analysis;
The areas that were under the growth management authorities manifested a critical advancement in the use of rail transport by a high number of commuters several months later since its institution in May 2019. The data presented in Figure 2 above indicates that an increase in the use of rail transport has more effects on the level of public transport users. That brings in conclusion that the growth management efforts can have a direct impact on the reduction in auto-dependency and initiate more reliable transport systems. Therefore, the argument that relates policies derived by the growth management and a significant increase in commuter transits can be based on the limiting the fundamental abandonment and any possible population growth within the restricted area and refer them to locations where transit systems are well advanced.
According to our research, there was a considerable percentage difference in occupancy concerning higher growth management locations. That indicates there is inconsistent control over the outdated development within the areas surrounding the district where potential development in public transit is possible (Figure 3-4).
That brings us to the conclusion that the development in public transport is not necessarily a result of taking development into new potential areas but rather due to an increase in occupancy rate. It is also prudent to say that increased occupancy in areas well served by transit services is one of the critical and inexpensive steps to consider before any significant change in community structure. Since most of the development programs meant for development are not well versed with the responsibilities, no much significant changes can be evident.
According to the AlGnanim argument, it is possible to formulate policies to shift the residence into the locations surrounding the district 16, and make them nearer to the metro stations, hence, reduce or abandon other means of transport. Furthermore, there will be a drastic decrease in the costs in other means of transportation such as buses and taxis, forcing the pedestrians to adapt to a more effortless and comfortable living standard.
Another argument that indicates another possible failure to locational reordering is imperfect compatibility between the policies formulated by the growth management in the transport planning and the investment decisions made in the process of initiating some new developments in the old neighborhoods. Most of the initiative programs do not put much effort in the establishment of progress in areas where communities will benefit most. Instead, the management programs ought to put more effort into initiating developments in the regions that readily requires active transports and where needed most. According to this report, it is prudent for the developers and planners to consider areas, such as the one indicated in red in the figure, as potential areas for future developments. That can be effective by applying Smart Growth Household Affordability Impacts.
Several aspects can encourage the increase in residential purchase in areas close to the central public transport systems. They include the following; improve the underutilized buildings in the town and make good use of underutilized land, reduce the sizes of the lots to make them affordable, allow the development of varied designs of houses, reduce the costs, and parking requirements, formulate policies to reduce development costs. It also results in a reduction in transport cost, which can consequently result in saving housing costs due to the contingency plan involved (Development & Technology, 2006; Leinberger, 2008; McCann, 2000). The Smart Growth strategy principles do reduce the costs related to households, as shown in Table 12. That indicates, the Smart Growth leads to enormous affordability of the housing costs. Also, it is not prudent to blame the Smart Growth principles for the increased affordability.

To ensure an increase and maximum utilization of growth management programs, proper use of policies is significant. Besides the units of the government involved in the plans, there is also a need to consistently include other institutions responsible for the processes such as planning agencies, among others. More importantly, there is a need to have comprehensible compatibility between the land use and the transit policies involved. What this report suggests is the collaboration of every responsible agency and stakeholder in a bid to achieve the set objectives more effectively and efficiently. However, there is a need for a comprehensive understanding of the relationship between transport and land use. Without such an initiative and knowledge, it can be challenging to acquire progressive smart and sustainable growth and development. Conclusively, the more compatible the growth management and other land use planning is with the improved transportation plans, the more it will lead to the realization of potential and sustainable development systems.
