Thank you for the informative post. Landlords are given the authority and obligation to protect thein tenant against harm. The tenants also should collaborate with the landlords to reduce and eliminate criminals from the property. I agree with your opinion on the eviction rule. When the adults cause the problem, I think I would be better to evict the whole family if they cannot change their ways. However, the eviction of the entire family is also applicable to continuous criminal activities from their children. We all want a peaceful life where our lives are not endangered. Resources should allocate to prevent crimes within the property and neighborhood (Glendon, 2014). In extreme criminal activities such as drug dealers and gangsters, the police should be involved because evicting them won’t be a permanent solution. The landlords should not use the authority negatively threatening others. People should be judged for their actions; hence the landlords should do their work effectively.

The legal authority granted to the landlord will help in preventing criminal activities withing one’s property and causing chaos in the neighborhood. As the saying goes, prevention is better than cure. Landlords are often convicted for crimes they did not commit since they are accountable for those occupying their property the first step to avoiding crimes is screening all those tenants who wish to reside in the property (Crook, & Kemp, 2017). Small disputes should be settled, and the security system in the property improved. Lights and locks are the basic structures in estates. Security lights should be in the property, and the gate should always be locked. Other landlords go to the extent of hiring security guards in the entrance where tenants submit their credentials before entering and leaving the property. I agree that some of the landlords assume they don’t know what is going on because they receive a huge sum of money from the drug dealers. Therefore, avoiding cash payments is one way of protecting themselves from criminal traps.

As much as they do not reside there, they must ensure that some rules and regulations that guide property use. In the case of the postal man falling over a fault sprinkler, he should sue the owner for the damage incurred since they are partly the cause of the problem. Stray objects should be cleared from playgrounds and pathways to avoid injuries and potential disabilities. Most property owners have gone to the extent of hiring caretakers in their property to ensure that it is well kept and the safety of the property is maintained. The property management companies offer insurance for properties, and unit owners pay for it. Therefore, in case of these accidental injuries, they should file claims for medical cover and necessary support.

I agree that all individuals should be aware of their surroundings. When venturing into strange environments, it important to watch where you are going or seek help if you can’t pinpoint the appropriate route. Processing claims follow a legal procedure where the cause of the injury or fall is determined, and only compensation occurs if the property owner is responsible or not for the negligence (Fromm, Lewis, & Corken, 2016). When the unit owner is partly accountable for the injury, the induvial is compensated 50% for the damage incurred. The extent of injury also determines the compensation claims executed by the insurance companies. The most important thing is always to ensure everything and everyone is in the right place to prevent accidental injuries. Children are most affected because they don’t always assess the environment, making them vulnerable to impending dangers.
